Waterford Hotel Group Adds 205 Rooms Across Three States
Waterford Hotel Group adds 205 rooms in three states: a 107-room Ithaca Courtyard, Miami Beach's 54-room Le Particulier and the 44-room Wolfeboro Inn on Lake Winnipesaukee.

Waterford Hotel Group has added three hotels totaling 205 rooms to its management portfolio: a 107-room Courtyard by Marriott in Ithaca, New York; the 54-room Le Particulier Miami in Miami Beach, Florida; and the 44-room Wolfeboro Inn in Wolfeboro, New Hampshire.
The Connecticut-based company announced the deals as a way to deepen its footprint in the Northeast and Florida. The three contracts cover three distinct property types — a branded select-service hotel, an independent boutique and a historic destination inn — which is the operational spread Waterford says defines its business.
For a third-party manager, that mix matters. Branded properties come with Marriott's reservation engine and standards baked in; independents and historic inns demand more from the management company's own commercial, revenue and sales resources. Waterford provides full-service management across operations, sales and marketing, revenue management and human resources.
What does this change for each property?

Courtyard by Marriott Ithaca Airport/University (107 rooms). Located less than a mile from Ithaca Tompkins International Airport, the hotel draws demand from Cornell University, downtown Ithaca and the Finger Lakes region. Amenities include The Bistro, serving breakfast and dinner, an indoor pool, a 24-hour fitness center, free on-site parking and an airport shuttle. It also carries 676 square feet of event space for groups of up to 50 — a modest meetings footprint that keeps the asset in the select-service cost band.
Le Particulier Miami (54 rooms). This boutique sits inside a restored Art Deco building in the heart of Miami Beach. Its design concept leans on the nostalgic glamour of 1980s Miami, pairing expressive colors and tropical touches with individually distinctive guestrooms. The location positions it to capture the area's dining, arts, shopping and coastal traffic without a brand flag.
The Wolfeboro Inn (44 rooms). The historic inn sits directly on Lake Winnipesaukee, New Hampshire's largest lake, in one of the country's oldest summer resort communities. It is the only full-service waterfront hotel in downtown Wolfeboro — a genuine competitive moat. The asset includes a private beach, two docks, on-site dining at Wolfe's Tavern and more than 5,600 square feet of meeting and event space for weddings, corporate retreats and gatherings. That events inventory dwarfs the Ithaca property's, pointing to a group-and-leisure revenue strategy.
President Michael Heaton framed the additions as a fit with the company's operating model. "Each hotel offers a distinct guest experience and presents an opportunity to leverage Waterford's operating expertise, commercial resources and commitment to exceptional hospitality," he said. "These additions reflect our continued focus on strategic growth and our ability to deliver value across a broad range of hotel types and markets."
The Wolfeboro Inn's owner also spoke to the economics of the handover. "We believe that by working with Waterford and by investing in the property, we can build upon the inn's strong foundation while positioning it for a wonderful future," said Vaios Theodorakos, President and CEO of VTT Management Inc. "We look forward to a productive partnership."
Waterford, founded in 1986 and headquartered in Waterford, Connecticut, has nearly four decades of hospitality management experience and has maintained a strong presence in its home state, managing independent and branded hotels across all market segments. The company says it continues to pursue management opportunities where its scalable resources and operating expertise can support long-term property performance.
With 205 new rooms under contract across three states, Waterford signals it will keep chasing a deliberately mixed portfolio — and more owner handovers like the Wolfeboro deal appear to be the growth engine it's counting on.
