SSN Hotel buys 263-key Embassy Suites Philadelphia Airport

SSN Hotel Management has acquired the 263-key Embassy Suites Philadelphia Airport from Ashford Hospitality Trust. JLL's Hotels & Hospitality group represented the seller in the deal.

SSN Hotel Management has acquired the 263-key Embassy Suites Philadelphia Airport from Ashford Hospitality Trust, adding an upper-upscale, all-suite property to a growing portfolio anchored near one of the Northeast's busiest aviation hubs.

The 96,500-square-foot, six-story hotel sits on 6.11 acres and was renovated in 2017. JLL's Hotels & Hospitality group represented the seller, with the brokerage team led by Director Vasilis Halakos.

What is SSN getting?

The property carries 263 two-room suites, each with separate living and sleeping areas, wet bars, microwaves and refrigerators. Amenities include 5,634 square feet of meeting and event space, an indoor pool, a fitness center, a business center, an airport shuttle, on-site dining and 254 parking spaces. The hotel runs on Hilton's platform with access to the Hilton Honors loyalty program.

Why does the location matter?

Philadelphia International Airport serves as American Airlines' primary Northeast hub. The hotel connects to Interstate 95 and sits within a short drive of Center City Philadelphia, the University of Pennsylvania, Lincoln Financial Field, Citizens Bank Park and the Philadelphia Navy Yard. Boeing's Ridley Park helicopter plant ranks among the corporate demand generators in the surrounding market.

The airport is mid-cycle through a $2 billion modernization, a tailwind that limits new hotel development in the immediate corridor and supports in-place room-night demand.

"We see meaningful opportunities to further enhance the guest experience and build upon the hotel's established market position while benefiting from the long-term growth drivers in the Philadelphia airport corridor," Bhai said.

What did the deal structure look like?

The asset traded free and clear of management, giving the buyer flexibility to install its own operating platform while retaining the Embassy Suites flag and Hilton distribution. That structure typically appeals to owners with a defined renovation and repositioning plan rather than passive holders.

"What made this opportunity especially compelling was the combination of strong in-place operating performance, a differentiated all-suite product and an irreplaceable location minutes from one of the region's most important transportation hubs," Halakos said. "With the airport's $2 billion modernization underway and limited opportunities for new hotel development in the airport corridor, the property is well positioned to benefit from diverse demand."

What is the demand mix?

Operators in the submarket are weighing four demand segments:

  • Airport-related transient travel tied to the American Airlines hub
  • University and academic travel, anchored by Penn and other area institutions
  • Group and convention business from Center City and the sports-anchored South Philadelphia corridor
  • Corporate demand from Boeing, the Navy Yard and the region's healthcare, life sciences and advanced manufacturing employers

What is the operating outlook?

Ashford exits the asset as it continues to prune its portfolio. SSN, a newer owner-operator with a stated appetite for upper-upscale acquisitions, inherits a 2017-renovated product that, by JLL's account, has the operating performance to support a full renovation under new ownership. With constrained new supply in the immediate airport submarket, the deal positions SSN to capture rate growth tied directly to the airport's modernization cycle.
