Hyatt cuts keys and square footage to sharpen owner returns

Hyatt has cut the key count on its Hyatt Place prototype from 140 to 127 rooms, shrinking the building's overall area by nearly 20% in a redesign the company says will reduce construction costs for the upscale brand by approximately 25%.

The company announced the updated Hyatt Place and Hyatt Studios prototypes in a Monday news release, describing them as a "more efficient new-build model intended to improve profitability and return on investment" for hotel owners.

Hyatt built the revisions on direct owner feedback, targeting building and operating costs while preserving the guest experience, according to a company spokesperson.

What changed in the Hyatt Place prototype?

The redesigned "Gen 4 Hyatt Place" drops from a six-story steel-and-concrete structure to a four-story wood construction. Combined with the smaller key count, the company expects the changes to cut building costs for the brand by roughly 25%.

That cost math lands as developers face pressure across the sector. Julienne Smith, Hyatt's newly appointed head of Americas growth, said the "more efficient" prototypes will support continued portfolio expansion as owners work through "a complex development landscape."

How did Hyatt Studios change?

The updated Hyatt Studios prototype, aimed at the upper-midscale extended-stay segment, comes in nearly 3,000 square feet smaller and carries 12 fewer keys, a Hyatt spokesperson said.

Not every space shrank. The lobby expands from two bays to three, and the prototype adds 356 square feet of meeting space. The spokesperson said the result is "a more efficient footprint that puts greater emphasis on the shared spaces guests use throughout their stay." For extended-stay operators, shared and meeting space carries revenue potential that pure room count does not.

Why is Hyatt revising prototypes now?

The company frames the updates as part of a "feedback-driven approach to newer brands … as they continue to rapidly scale."

Hyatt Studios launched in 2023 and opened its first property, in Mobile, Alabama, in 2025. Other young brands in Hyatt's scaling pipeline include Hyatt Select, a conversion-friendly transient brand, and the Unscripted by Hyatt collection.

Hyatt's global development pipeline stands at roughly 154,000 rooms, giving the revised prototypes a wide runway as the company pushes growth through its newest select-service and extended-stay flags.
