Hyatt Signs Four-Hotel Deal With Saraca Across North India

Hyatt will brand four Saraca hotels across Uttar Pradesh and Uttarakhand: two conversions in Lucknow and Corbett, plus two new-builds near Jim Corbett National Park totaling some 180 rooms.

Hyatt Hotels Corporation signed agreements with Saraca Hotels & Resorts on Friday to put its brands on four hotels across Uttar Pradesh and Uttarakhand, including two conversions and two ground-up projects near Jim Corbett National Park.

The deal, announced by the Chicago-headquartered operator, converts two existing Saraca properties — Saraca Hotel Lucknow and Saraca Resort & Spa Corbett — to the Unscripted by Hyatt brand. Two additional hotels will follow near Jim Corbett National Park, one flying the Destination by Hyatt flag and the other Hyatt Place.

For Hyatt, the transaction deepens a footprint in India that the company treats as a priority growth engine rather than a marginal market. Vikas Chawla, President, India & Southwest Asia at Hyatt, framed the expansion in destination terms.

"India remains one of Hyatt's most important growth markets globally, and we continue to see strong opportunities in destinations that offer distinctive experiences and a deep connection to culture and community," Chawla said.

He added: "From the rich heritage and culinary traditions of Lucknow to the extraordinary natural beauty of Corbett, these destinations embody the diversity of experiences travellers are seeking today."

What do the properties look like?

The conversion portfolio is compact. Saraca Hotel Lucknow sits on Mall Avenue and carries 41 rooms, with a programming focus on dining and cultural experiences — a fit for a city whose culinary identity is a draw in its own right.

Saraca Resort & Spa Corbett is the larger of the two conversions. The property spreads across nine acres on the edge of the Corbett Tiger Reserve and offers 44 rooms and suites, wellness facilities, dining venues and a slate of nature-led experiences pitched at travelers who want proximity to wildlife.

The new-build side of the agreement scales up. The Destination by Hyatt resort near the park will feature close to 111 accommodations, spanning villas, suites and residences — putting it in the upper-tier, longer-stay and villa segment rather than standard hotel rooms.

Hyatt Place Jim Corbett Mohaan is the more conventional build: roughly 70 guest rooms plus dining facilities, meeting spaces, a fitness center and recreational amenities. That format targets the select-service and mid-scale demand that typically follows leisure destinations once they mature.

Why the brand pairing matters

Unscripted by Hyatt, the banner for both conversions, is Hyatt's independent-collection brand — designed for existing properties that keep local character while plugging into Hyatt's distribution, loyalty program and reservation systems. For a 41- and 44-room independent operator like Saraca, the economics are straightforward: franchise affiliation buys global reach without a rebuild.

Destination by Hyatt occupies a similar position at the upper end, curating distinctive properties under a soft brand. Hyatt Place, by contrast, is a hard brand with defined standards, which signals Saraca and Hyatt expect volume demand near Corbett sufficient to support a standardized 70-room product.

Hyatt's scale behind the deal is considerable. The company operates more than 1,500 hotels and all-inclusive properties across 83 countries on six continents as of June 30, 2026.

What does this change for the operator?

For Saraca, the agreement trades independence for brand infrastructure — loyalty membership, corporate travel demand and international booking channels that independent regional chains struggle to access. Mohammad Abdullah, Founder of Saraca Hotels & Resorts, cast the partnership as continuity rather than a pivot.

"Saraca began with a simple belief that hospitality should reflect the character, culture and spirit of the destinations it calls home," Abdullah said. "Our collaboration with Hyatt marks an exciting new chapter in that journey."

For Hyatt, the four-hotel package adds roughly 220 rooms across two states through a mix of conversion and new construction — the faster, capital-light route that global brands have favored in secondary Indian leisure markets. Lucknow delivers heritage and culinary tourism; Corbett delivers wildlife-driven leisure with year-round national park demand.

The agreement positions Hyatt to capture both, with the new-build Corbett properties — nearly 180 combined rooms — set to come online as the region's leisure infrastructure grows.
