Golden West Motor Inn in Dubbo Sells Freehold via MQ & Associates
The freehold of the 29-room Golden West Motor Inn at 87 Cobra Street, Dubbo has sold through MQ & Associates agents Malcolm Mathie and Ray Larkin, adding to a month of regional motel deals.

The freehold interest in the 29-room Golden West Motor Inn at 87 Cobra Street, Dubbo has sold, in a transaction negotiated by MQ & Associates selling agents Malcolm Mathie and Ray Larkin.
The motel occupies approximately 2,226 square metres close to Dubbo's CBD and offers 29 accommodation rooms suited to corporate travellers, couples and families. The property's income-generating assets extend beyond the rooms: a licensed restaurant, a commercial kitchen, an outdoor swimming pool and an on-site laundry, together with a three-bedroom manager's residence.
Capital works on the asset were complete at the point of sale. The vendors installed a new solar system and upgraded hot water infrastructure, alongside extensive ongoing maintenance. For an incoming owner, that means the plant and equipment question — solar, hot water, kitchen — is largely answered rather than deferred.
Why the location carries the valuation
Malcolm Mathie told The Hotel Conversation the motel's presentation and central location were supported by Dubbo's diverse regional economy.
"Golden West Motor Inn combines a well-maintained property with freehold ownership in one of inland NSW's key regional centres," Mathie said.
"Dubbo attracts visitors for many different reasons, from business and regional services to holidays and major attractions. That diversity is an important consideration for accommodation owners looking beyond a single visitor market."
That demand-side spread matters to operators because it reduces reliance on any single season or guest segment — corporate travel, family holidays and regional services each pull at different times of the year.
What does the regional pipeline change for operators?
Dubbo Regional Council's 2025–2030 Events Strategy projects almost 10,000 additional residents for the Dubbo Region by 2041, and identifies construction, health care and accommodation among the region's key industries. Population growth of that scale typically translates into sustained demand for both short-stay and worker accommodation.
The wider region's investment pipeline adds another layer. The Central-West Orana Renewable Energy Zone is creating opportunities across infrastructure, employment, training and business services — construction-phase visitation being a direct driver for motel occupancy in regional centres.
Tourism remains the anchor, led by Dubbo's signature attraction, Taronga Western Plains Zoo. Home to iconic and endangered wildlife, the zoo is a major drawcard for families and holidaymakers and underpins the city's broader accommodation market.
Ray Larkin told The Hotel Conversation the property was well positioned to serve both leisure and business visitors, and has one of the best presented pools in town.
"Taronga Western Plains Zoo gives Dubbo a distinctive tourism identity, while the city's commercial activity and regional services provide additional reasons for people to visit throughout the year," Larkin said.
"Golden West's central location, range of accommodation and on-site facilities allow it to serve that broad guest mix. The care invested in the property also gives its incoming owners a strong foundation for the next chapter of the business."
A run of regional deals
The Dubbo sale extends a busy month for MQ & Associates in regional New South Wales accommodation. The agency has also completed sales of the All Seasons Country Lodge in Taree and the City Sider Motor Inn in Tamworth within the same period.
Three freehold-style regional motel transactions in roughly a month point to continued investor appetite for established, well-maintained accommodation assets in inland NSW centres, where population growth, energy-zone construction and zoo-led tourism are converging to support trading fundamentals.
