Domes Resorts will open three Greek hotels in 2027 under the Casa Cook and Cook's Club brands, eight months after taking a majority stake in Casa Collective in April 2026. All three properties are owned outright by the group — a deliberate signal, according to leadership.

Dr. George P. Spanos, CEO of Domes Resorts and Chairman of Casa Collective, framed the deal as structural rather than cosmetic. "The acquisition of Casa Collective represents an important step in our growth strategy, allowing us to expand our lifestyle ecosystem while building on the distinct identities of Casa Cook and Cook's Club," he said. "These three openings in hotels we own showcase how much we believe in the soul and the character of these brands."

The openings break down as follows:

  • Casa Cook Athos, northern Greece, summer 2027 — 60 keys at launch, 45 more rooms in a second stage
  • Cook's Club Kassandra, Kriopigi, Halkidiki, summer 2027 — adults-only, first Cook's Club on the Greek mainland
  • Casa Cook Santorini, Firostefani, early Q2 2027 — six cave-style residences, adults-only

What does the Halkidiki flagship look like?

Casa Cook Athos occupies a 1959 modernist landmark overlooking a sheltered bay near Ouranoupoli, on the peninsula that serves as the gateway to Mount Athos. Periklis Sakellarios, one of Greece's leading architects, designed the original building; Berlin-based studio Vision Alphabet is handling the reimagining, restoring the structure while layering in Casa Cook's understated design language.

The property admits guests aged 12 and over. Programming includes two restaurants serving local dishes and wines built around paréa (the Greek spirit of togetherness), direct beach access, and a spa offering yoga, breathwork, meditation and sound rituals. The surrounding region — Mount Olympus to the west, the monastic community of Mount Athos to the east, fishing villages and wooded hills in between — supplies the destination story.

Why does Kassandra matter for the brand?

Cook's Club Kassandra marks a dual first: the brand's first mainland property and its first outing under a new creative direction. The adults-only hotel sits among the pine-covered hills of Kriopigi on Halkidiki's western peninsula and reads, per the announcement, like a relaxed private summer house.

The build centers on the main pool and pool bar, with afternoons shifting into livelier evenings. F&B anchors include The Boathouse, an open kitchen and restaurant serving locally sourced dishes — a sourcing posture the brand is carrying across the portfolio. Wellness spans a spa, outdoor gym and yoga platform.

Art functions as a differentiator. Contemporary pieces and large murals run throughout, and a collaboration with Brazilian artist Luciano Cian launches a series of creative partnerships spanning original works, live murals and occasional artist residencies.

What is the Santorini play?

Casa Cook Santorini is the smallest and most deliberate bet: six traditional whitewashed cave-style residences in Firostefani, opening early in Q2 2027 with striking Caldera views. The adults-only boutique format trades volume for rate and privacy, leaning on concierge-tailored experiences and self-paced island discovery rather than resort-scale amenities.

Remo Masala, Founder of Casa Collective and Vision Alphabet, positioned the growth around repeat business. "As Casa Collective grows, we're building on our deeper understanding of our guests to create meaningful reasons to return, with experiences that respect the individual character of each brand and destination," he said.

Who is Domes?

Founded in 2008, Domes operates 19 five-star properties across 12 destinations in Greece, Portugal and Spain, with 8 hotels under Marriott International brands and 3 under Hilton Worldwide Holdings. Its institutional partners include Hotel Investment Partners, Grivalia Management Company, Prodea Investments and AROUNDTOWN SA. The group has held the World's Leading Resort Brand title for four consecutive years and received Marriott's 2021 Partnership Circle Award.

With three owned openings queued for 2027 across three distinct formats — a 105-key resort at full build, a mainland club property and a six-key boutique — Domes is testing how far a lifestyle brand ecosystem can stretch before it thins.
