ULIV puts 1,000-plus units on Mews as it targets 3,000 across Mexico and the US

Mexico City's ULIV has moved its 1,000-plus units onto Mews PMS, Channel Manager and RMS, with 500-600 more units due by mid-2027 and a 3,000-unit target across Mexico and the US.

ULIV, a Mexico City aparthotel operator managing more than 1,000 units for real estate developers and landlords, has selected Mews as its operating system — with its first properties already live and another 500 to 600 units planned on the platform by the first half of 2027.

Founded in 2020 with 20 apartments, ULIV began in Mexico City's upscale Polanco, Condesa, Roma and Juárez neighborhoods before expanding to coastal and border hubs including Tijuana and Ensenada. The company now runs a full-scale property management business: dynamic pricing, revenue optimization, guest support and maintenance for its property-owning partners.

The deal, announced in Dallas on 3 November, marks a new step in Mews's expansion in Mexico. ULIV's ambition stretches well beyond its current footprint — it aims to reach 3,000 units within a couple of years as it expands across Mexico and into the United States.

What does the system replace?

ULIV's early stack was simple technology built for short-term rentals. As the business grew beyond rentals into hotel operations, it needed a system designed for multiple properties and cities, supporting accommodation, food and beverage and other property operations.

The replacement is a three-product core: Mews PMS, Channel Manager and RMS. Mews Open APIs let ULIV connect a guest experience app and a task manager, and its in-house data team can extract data directly from the API.

The single-system architecture matches ULIV's operating model. The company centralizes most operational, financial and administrative work at its Mexico City corporate office, so the ability to manage every property from one interface is the operational point of the purchase.

"We started with simple technology built for short-term rentals, and as our business grew into hotels we needed a partner that could grow with us," said Enrique Negrete, Chief Commercial Officer of ULIV. "Mews gives us one system to run multiple properties from our corporate office, and it helps us build everything around the guest, which is one of our five core values."

Negrete said two factors beyond product decided the RFP: "Their willingness to invest in the Mexican market and the detail in their RFP response showed us they were serious about supporting operators like us."

Why it matters for Mews

Mews now powers 15,000 customers across 85 countries, and its platform spans PMS, POS, RMS, Housekeeping and Payments. Hotel Tech Report has named it Best PMS three years running (2024, 2025, 2026) and Best POS in 2026, and it has made the Best Places to Work in Hotel Tech list for six consecutive years.

For Mews, ULIV is a reference account in a market it has flagged for growth. "Mexico is one of the most dynamic hospitality markets in the world, and ULIV shows where it is heading," said Mike Coscetta, President of Mews. "They run flex living properties for developers and landlords across multiple cities, and they chose Mews because they want an operating system that grows with them into new markets and property types."

Coscetta added: "I'm proud they chose to build with us, and we're committed to supporting operators like ULIV across Mexico for the long term."

What comes next

The migration timeline is concrete: ULIV's live properties are run from the Mexico City corporate office today, with 500 to 600 more units onboarding by mid-2027, subject to its plans. The 3,000-unit target, spanning Mexico and a US entry, sets the scale at which the Mews deployment will be tested.

If ULIV hits that number, the deployment becomes one of the largest flex living portfolios in the region running on a single cloud operating system.
