Coury Hospitality Passes 40 Hotels, Adds THE RIVVY and Marriott Tacoma
Coury Hospitality, which doubled its portfolio in 2025 and now manages 40+ U.S. hotels, will run THE RIVVY in Chicago and Marriott Tacoma Downtown for ACORE Capital.
Coury Hospitality now manages more than 40 U.S. hotels after doubling its portfolio in 2025, and ACORE Capital has just handed it two more: THE RIVVY in Chicago and Marriott Tacoma Downtown.
The Dallas-based management company will run hotel operations, guest experience, food and beverage, events, sales and marketing, revenue strategy and team development at both properties. Coury draws on four decades of ownership and operating experience across branded and independent hotels.
President Andrew Casperson framed the appointments in terms of each hotel's market position. "Each hotel has a distinct identity and an important place within its community," he said. "We look forward to working alongside ACORE Capital and the on-property teams to build on those strengths, elevate the guest experience and create even more reasons for travelers and locals to return."
What does each property bring?
THE RIVVY sits in Chicago's River North neighborhood. The hotel recently completed its conversion from the former Hotel 55 into a 297-room boutique operating under Marriott's Tribute Portfolio banner. Its revenue-generating assets include:
- 8,187 square feet of meeting and event space across eight rooms
- Lure Fishbar, the property's signature seafood restaurant
Coury said it will focus on lifestyle-driven operations and experiential programming to position the hotel as both a visitor base and a local destination — a strategy that leans on F&B and events to drive non-room-night revenue.
Marriott Tacoma Downtown is a 304-room, full-service hotel with direct access to the Greater Tacoma Convention Center, which anchors its group and events business. The property carries:
- 25,000 square feet of customizable meeting space
- The Greatroom restaurant and bar
- An M Club lounge
- A rooftop pool and sun deck overlooking downtown, the Tacoma waterfront and Mount Rainier
Coury will apply its Marriott-brand experience to sharpen hotel operations, food and beverage and the overall guest journey.
Why did ACORE Capital choose Coury?
Track record drove the decision. Coury-managed Marriott properties consistently post guest satisfaction scores above brand averages, and the company's portfolio includes a recipient of Marriott International's 2025 Opening Hotel of the Year award.
David Dancer of ACORE Capital said the operator's results made the choice straightforward. "Coury Hospitality's proven results, operational expertise and extensive experience with Marriott made them a natural fit to manage these properties," Dancer said. "The Coury team identifies opportunities to enhance performance while still preserving what makes each hotel distinctive."
How fast is Coury growing?
The two appointments extend a run of aggressive national expansion. Founded in 1999 and headquartered in Dallas, Coury doubled its portfolio in 2025 and now counts more than 40 hotels under management.
Its portfolio spans soft brands and independents, including properties affiliated with Marriott's Autograph Collection and Tribute Portfolio and Hilton's Curio Collection and Tapestry Collection, plus a growing set of independent hotels. The company built its reputation on properties such as Hotel Vin.
For ACORE Capital, the deals put an operator with above-brand satisfaction scores and convention-hotel experience behind two assets with substantial group business: a combined 33,000-plus square feet of meeting space across the Chicago and Tacoma properties.
Coury's task now is converting that operational mandate into measurable performance gains for both hotels.
