Aimbridge Takes Over 456-Key Westin, Named Future Marriott Operator

Aimbridge Hospitality has assumed management of the 456-key Westin Cincinnati and been named the future operator of the 700-key Cincinnati Downtown Marriott, an $828 million Convention District development that broke ground July 21, 2026.
The dual assignment comes through an expanded partnership with Portman, the Atlanta-based real estate investment, development and management firm that acquired The Westin Cincinnati in 2025. Aimbridge, already an equity partner in the Marriott project, now adds the operating contract to its duties.
What does Aimbridge gain from the deal?
The company inherits an established downtown asset — the Westin sits on Fountain Square, two blocks from the First Financial Center — plus a future flagship. The Marriott will rise within the same Convention District, connected to the First Financial Center by skybridge.
Together, the two properties give Aimbridge control of 1,156 keys in Cincinnati's central business district, an area served by Interstates 71, 75 and 471. The arrangement pairs revenue-generating operations today with development and opening logistics on a multi-year timeline.
Why is the Marriott project significant?
The Cincinnati Downtown Marriott is the anchor of Cincinnati's $828 million Convention District redevelopment. Its scope exceeds what most hotel openings entail:
- 700 guestrooms
- 60,000 square feet of meeting space
- A 17,000-square-foot events terrace
- $540 million in financing closed earlier in 2026
Aimbridge is serving as an equity partner in addition to taking the operating role. The hotel's meeting and exhibition infrastructure positions it to capture convention demand the Convention District is designed to generate — demand that today partially flows to the Westin's existing group business.
What does Portman bring to the partnership?
Portman acquired The Westin Cincinnati in 2025, its first hotel acquisition and the opening move of a value-add hospitality strategy. The firm has outlined a renovation of the property beginning next year, with Aimbridge running day-to-day operations through the work.
"Cincinnati shows both sides of our hospitality strategy at work: acquiring and repositioning a well-located hotel on Fountain Square and building the ground-up hotel that will anchor the city's new Convention District," Kaunteya Chitnis, Managing Director of Hospitality for Portman, said. "We are thrilled to be partnering with Aimbridge as the single operator for both hotels, capable of navigating the Westin's comprehensive renovation, the Marriott's opening and a coordinated approach to downtown Cincinnati's convention and group business."
The Portman partnership reflects Aimbridge's stated focus on large-format, full-service hotels in major U.S. markets — assets whose labor cost structures, group-booking complexity and food-and-beverage operations demand more institutional operational depth than select-service franchised runs.
How does this fit Aimbridge's portfolio strategy?
Aimbridge positions itself as the world's leading third-party hotel management company, operating more than 80 globally recognized lodging brands plus luxury and lifestyle assets. The Cincinnati additions sit squarely inside that full-service lane.
"This partnership with Portman reflects exactly the kind of complex, large-scale hospitality asset Aimbridge is built to operate," Chris Tatum, President of Aimbridge's Full Service Division, said. "Running an established downtown hotel while preparing to open a landmark development takes a different kind of operational depth, and we are proud Portman trusted us with both. We look forward to delivering strong results for The Westin Cincinnati today and to leading the Cincinnati Downtown Marriott into its opening."
What comes next?
The Westin renovation starts next year, with Aimbridge managing guest experience and group bookings through construction. The Marriott moves from July's groundbreaking toward a ribbon-cutting that will convert Aimbridge's equity position and operating contract into its largest Cincinnati presence to date.
