Phuket recorded 6.13 million international passenger arrivals between January and September 2026, generating roughly THB400 billion in tourism revenue, according to new research from consulting firm C9 Hotelworks. International visitors accounted for 92% of total tourism revenue, a figure that frames every major investment decision now landing on the island.

The arrival numbers are only part of the story. What distinguishes 2026, in the data and in the project pipeline, is the scale and mix of capital moving into retail, hospitality and residential property — and how much of it carries international brands.

Where is the money going?

Three developments define the pipeline. Central Festival, the island's established regional retail anchor, is undergoing a 40% expansion, a move that reinforces Phuket's role as a retail and lifestyle hub for southern Thailand rather than a purely seasonal beach destination.

ICONPHUKET, backed by a THB10 billion investment, will anchor the proposed THB50 billion Synthesis Ark Phuket development. The wider mixed-use project spans retail, entertainment, hotels, luxury residences, offices, education and wellness facilities — a scope that positions it as a destination-level play rather than a single-asset development.

In the luxury segment, Minor International is collaborating with Gardens of Eden on a fully integrated community centred on Asia's first Minor Reserve Collection hotel, with a 5,000-square-metre wellness centre attached. Wellness, in this configuration, functions as an amenity that supports both hotel rate positioning and residential pricing.

What does the pipeline look like for hotel operators?

C9 Hotelworks counts 5,517 hotel keys across 30 pipeline properties scheduled to open from 2026 onward. Of those keys, 85% are branded — a clear signal that international hospitality operators are underwriting Phuket's growth with management and franchise commitments rather than leaving supply to independents.

Geographically, the supply is concentrating. Bang Tao and Cherngtalay account for 22% of incoming hotel supply, extending the west-coast corridor that has absorbed most of the island's luxury development over the past decade.

How deep is the residential market?

The residential side is larger than many outside observers assume. Phuket currently has approximately 45,027 residential units for sale across 403 projects, with condominiums making up 83% of supply.

Branded residences account for 11% of existing units, and another 2,004 branded units are projected from 2027 onwards. Bang Tao and Cherngtalay dominate this segment too, holding a 50% share of branded residential supply — the clearest marker of where the island's luxury property market is consolidating.

The branded-residence growth is pulling new service providers into the market. ThirdHome, a US-based luxury home exchange network, is expanding into Thailand to work with branded-residence developers and homeowners, adding a rental and exchange layer to a product class that has traditionally traded on ownership prestige alone.

The operator's read

Bill Barnett, Managing Director of C9 Hotelworks, frames the data as evidence of structural change rather than a cyclical bump. "Phuket's story in 2026 is about more than tourism growth. It is about the maturation of an entire destination economy, underpinned by international capital, global brands and a new generation of integrated developments reshaping the future of the island," he said.

For hotel operators and residential developers already on the island, the practical question is competitive: 5,517 new keys and 2,004 branded units will test whether demand from Phuket's 92% international revenue base grows fast enough to hold rate and price. The 85% branded share of the pipeline suggests the industry's largest operators have already answered yes.
