Milan Hotels Post Second-Highest Rates on Record at EUR310 ADR

Milan hotels posted their second-highest ADR on record, EUR310.04, and RevPAR of EUR261.17 in September 2026, as the Italian Grand Prix and Fashion Week filled the city, per CoStar.

Milan hotels recorded an average daily rate of EUR310.04 in September 2026, the second-highest ADR in the market's history, according to preliminary data from CoStar. Revenue per available room reached EUR261.17, up 8.9% year over year, also the market's second-best figure on record.

The Italian Grand Prix and Milan Fashion Week drove the surge. Only February 2026, when the Winter Olympic Games filled the city, produced higher ADR and RevPAR. Occupancy came in at 84.2%, a 1.6% increase over September 2025 and Milan's strongest level since October 2019.

How did event nights perform?

All three key performance indicators peaked on Saturday, 5 September, the second night of the Italian Grand Prix:

  • Occupancy: 95.3%
  • ADR: EUR444.75
  • RevPAR: EUR424.07

The trade fair calendar delivered a second peak. On Tuesday, 15 September, the final day of MICAM Milano overlapping with the first day of SIMAC, occupancy hit 94.7% — the month's second-highest figure — with ADR at EUR301.17 and RevPAR at EUR285.21.

Milan Fashion Week, running 22–26 September, pushed occupancy to 93.5% on its second night. ADR and RevPAR peaked on night four at EUR396.59 and EUR358.30 respectively.

What does this change for operators?

The month delivered rate growth ahead of occupancy growth — ADR rose 7.2% while occupancy added 1.6% — meaning Milan operators captured pricing power on constrained demand rather than filling rooms at flat prices. Demand held broadly: occupancy exceeded 70% on all but two nights across the month, showing that compression was not limited to headline event dates.

For hoteliers and revenue managers, the pattern underscores how a stacked September calendar — motorsport, footwear and machinery trade fairs, fashion — converts Milan into a multi-peak market within a single month. Each peak carried distinct rate ceilings: Grand Prix pricing topped EUR444, Fashion Week approached EUR397, and trade fair nights cleared EUR301.

The figures come from CoStar's preliminary sample, drawn from a global benchmarking network of 95,000 properties and 12.2 million rooms. Final figures may adjust slightly once reporting completes.

With September now firmly established as Milan's richest revenue month outside of Olympic-period February, operators will be watching whether the 2027 event calendar can sustain these rate ceilings — or whether the February 2026 record stands as an outlier tied to a one-off global event.
