Melbourne Hotels Post Record September Rates on AFL Grand Final
Melbourne hotels hit record September ADR of AUD242.11 and RevPAR of AUD182.99, driven by the AFL Grand Final, the NFL's Australia debut and the Royal Show.

Melbourne hotels posted their highest September average daily rate and revenue per available room on record — AUD242.11 and AUD182.99 respectively — as the AFL Grand Final, the NFL's first game in Australia and the Melbourne Royal Show stacked demand into a single month.
Preliminary data from CoStar, the Arlington, Virginia-based real estate analytics provider, shows all three key performance indicators rose sharply year over year in September 2026:
- Occupancy: 75.6% (+9.7%)
- ADR: AUD242.11 (+16.2%)
- RevPAR: AUD182.99 (+27.5%)
Beyond the ADR and RevPAR records, the market recorded its highest September occupancy since 2019.
When did rates peak?
Every metric topped out on Saturday, 26 September, the night of the AFL Grand Final between Fremantle and Brisbane. That single night delivered 93.4% occupancy, an ADR of AUD420.50 and RevPAR of AUD392.84 — roughly 74% above the month's average ADR.
The Melbourne Royal Show, running 24 September through 4 October, added demand to the same window and supported the Grand Final night's peak pricing.
A second spike came two weeks earlier. The NFL staged its first game on Australian soil at the Melbourne Cricket Ground on Friday, 11 September, with the Los Angeles Rams facing the San Francisco 49ers. The night before the game, occupancy reached 89.3%, while ADR and RevPAR climbed to AUD372.09 and AUD332.12.
What does this change for operators?
The figures confirm what compression-driven revenue strategy can deliver when anchor events cluster. Two major sporting occasions plus a two-week exhibition produced three separate nights — 11, 25 and 26 September — with RevPAR above AUD330. For Melbourne hoteliers, that means calendar planning around confirmed event dates, not just seasonal patterns, moved real revenue in September 2026.
The +27.5% RevPAR growth, against +9.7% occupancy growth, also shows the gains came largely from rate rather than volume. Operators held pricing power under demand pressure rather than filling rooms at discounted levels.
CoStar's data draws on its STR hospitality benchmarking business, one of several brands in its portfolio alongside LoopNet, Apartments.com, Homes.com, Domain, Matterport, Ten-X and OnTheMarket. The company's websites attracted over 139 million average monthly unique visitors in the fourth quarter of 2025.
The open question for Melbourne is repetition: the NFL has signaled Australia as a growth market with its September debut, and if the league schedules a return game alongside the annual Grand Final, the September 2026 records could face pressure as early as next year.
