Hyatt's Unscripted Collection Adds First Cary Property

Hyatt has signed Hive House, a 45-suite boutique hotel in Cary, North Carolina, to its upscale Unscripted by Hyatt collection brand — the first Hyatt-branded property in the Cary market and the fifth U.S. hotel in the portfolio.

Cary-based development and management company CMC Hotels built Hive House as "a different take on the traditional extended-stay experience," according to a release. The property pairs oversized guest rooms with designated living spaces and fully equipped kitchens against colorful interiors and curated artwork designed to give the building "the personality and character of a boutique hotel."

The conversion matters because of what it replaces economically. Unscripted, launched in May 2025 as part of Hyatt's Essentials portfolio, exists to pull independent properties and small portfolios into Hyatt's system without stripping their identity. In exchange for a franchise relationship, owners gain access to World of Hyatt's loyalty program of more than 66 million members plus global distribution — the distribution and demand infrastructure an independent 45-suite hotel cannot build on its own.

Jason Ballard, senior vice president and global brand leader for Hyatt's Essentials Portfolio, called the fit direct. Hive House "captures what Unscripted by Hyatt hotels are all about — a distinctive personality, a strong local point of view and an experience that is truly its own," he said in a statement. Hyatt appointed Ballard to the role in December 2025 to oversee strategy, performance and brand evolution across Unscripted and the other Essentials brands.

On the ground, the deal preserves the hotel's existing amenity set while layering in revenue-generating food and beverage. The pet-friendly property keeps its fitness center, 24-hour market and a multifunctional lobby built for socializing, working or relaxing. CMC Hotels is adding the Hive House Cafe, which will sell fresh bakery items and products from other North Carolina makers — a sourcing strategy aimed at converting lobby traffic into incremental spend.

"If someone is visiting us from another part of the country, we want them to discover Cary and North Carolina while they're here," Sheri Erhart, chief operating officer and principal of CMC Hotels, said in a statement. "Maybe it's a beer they've never tried, a North Carolina-made treat or something they end up taking home. Those little discoveries help connect guests to the place they're visiting."

When Hyatt launched Unscripted in May 2025, the company said it was in talks with more than 40 hotels globally about joining the brand. The U.S. portfolio beyond Hive House now spans four properties in Arizona, Illinois, New Jersey and Pennsylvania.

The competitive context explains the urgency. Marriott International, Hilton and IHG Hotels & Resorts have each launched or expanded collection brands over the past year, chasing the same independent-owner pipeline. At the start of the year, Kevin Osterhaus, president of lifestyle brands at Hilton, framed the value proposition for owners in operational terms: "Collection brands are appealing because they offer the best of both worlds: Owners keep the unique DNA of their property, while unlocking global distribution, revenue management, loyalty and support. Guests get one-of-a-kind stays with the reassurance of a trusted brand."

Hyatt positioned Unscripted from the outset as a way for independent hotels to "maintain their identity and positioning while benefiting from Hyatt's global scale." The conversion pipeline Hyatt described at launch — more than 40 candidates — suggests the collection's growth depends less on new construction than on winning franchise deals like CMC's, where the owner has already absorbed development costs and the brand adds distribution and loyalty reach at low incremental capital expense.

With four U.S. properties live and a global conversion pipeline still working through, the pace of signings like Hive House will test whether Hyatt can out-recruit Marriott, Hilton and IHG for the same shrinking pool of independent upscale assets.
