G6 Hospitality signed a five-hotel, new-construction development agreement with Kautilya Group for its Studio 6 Plus extended stay brand, lifting the brand's total development pipeline to 25 hotels.

The deal marks Studio 6 Plus' entry into the Northeast and G6's second multi-hotel commitment for the brand. Two properties are slated to break ground in the first quarter of 2027 in Hartford, Connecticut, with the remaining three sites to be announced later, according to a G6 release.

Each hotel will carry 118 guest rooms inside a four-story, interior-corridor prototype built for extended-stay demand. The rooms include a full kitchen, dedicated storage and functional living space. Digital check-in is central to the arrival experience.

The four-story prototype was "created specifically around the needs of the extended stay guest," G6 said, a framing that points to longer average stays and tighter housekeeping cycles than a comparable limited-service property.

CEO Gary Patel framed the Northeast as a demand-fit market. Studio 6 Plus is "well suited" to the demand Kautilya Group is seeing in the region, Patel said in a statement.

How does the prototype work economically?

For operators and developers, the draw is the unit-economics math. Extended-stay rooms with kitchens typically drive longer length of stay, lower housekeeping turnover per revenue dollar and a labor model less front-of-house heavy than a comparable select-service hotel.

Studio 6 Plus is G6's bet that a tighter four-story shell paired with digital operations can compress those costs further and simplify daily staffing.

"By combining an efficient prototype, durable product and technology-enabled operations, we can simplify hotel operations while still delivering a strong guest experience," Krishna Paliwal, G6's president of midscale and extended stay, said in a statement.

Paliwal joined G6 in May from Wyndham Hotels & Resorts. His appointment came roughly one month after the Studio 6 Plus launch, positioning him to lead the company's midscale and upper-economy extended-stay strategy. The brand launched targeting travelers in the "rapidly growing upper-economy segment," the company said.

Where else is the brand headed?

The Kautilya agreement follows an 18-hotel deal G6 signed with Natson Hotel Group in May covering markets across Georgia, Tennessee, Alabama, South Carolina, North Carolina and Florida. Together the two deals account for 23 of the brand's 25 hotels in active development.

Vice Chairman Ankit Tandon tied the deal pace to owner economics. "As we continue to grow the G6 portfolio, our focus remains on creating brands and development opportunities that are relevant to today's guests and compelling for our owners," Tandon said in a statement.

What demand is G6 targeting?

The company has said Studio 6 Plus will focus on areas experiencing extended-stay demand driven by corporate relocations, healthcare facility construction and manufacturing growth. Data-center construction markets have separately emerged as an industrywide demand engine for extended stay developers and owners.

The Hartford groundbreakings in the first quarter of 2027 will be the first measurable test of whether the prototype can deliver its labor and operating-cost promises in a Northeast market outside the Natson footprint, and whether the brand can scale to its stated 25-hotel pipeline without diluting per-unit economics for owners.
