Eight U.S. Hotel Openings to Watch Through Year-End 2026
Eight hotel openings totaling roughly 1,900 rooms are slated for the U.S. through December 2026, from Signia by Hilton Indianapolis to Canyon Ranch Austin and a net-zero Marriott Tribute property in Vermont.

Eight hotel projects totaling roughly 1,900 rooms are scheduled to open across the U.S. between now and year-end, as developers push through rising construction costs and macroeconomic uncertainty to deliver properties positioned around wellness, cultural immersion and adaptive reuse.
The pipeline builds on a year of momentum. IHG Hotels & Resorts opened the luxury Kimpton Era Midtown New York and debuted the first Ruby Hotels property in the U.S. in Chicago. Ennismore reopened Delano Miami Beach in June after six years of renovations, adding two new restaurants and a refreshed spa. AutoCamp Asheville opened in North Carolina and joined Hilton's reservation system, and Dolly Parton's SongTeller Hotel opened in Nashville this week with a museum dedicated to the singer's career.
Hale Hokuala Kauai, Curio Collection by Hilton — Kauai, Hawaii, September 2026. Hilton opens the 210-room, new-build lifestyle property this month, marking the first Curio Collection hotel in Hawaii. The property will operate two restaurants, including Figueira, serving Portuguese-Hawaiian fare, plus an outdoor pool and pool bar, a fitness center, tennis and pickleball courts, and 14,000 square feet of indoor and outdoor event space. Programming draws on traditional Hawaiian bungalow design and immersive cultural experiences, per Hilton.
Canyon Ranch Austin — Spicewood, Texas, October 2026. The wellness operator arrives in Texas Hill Country with 141 rooms across 600 acres overlooking Lake Travis and what it bills as the largest spa in Texas at 40,000 square feet. The project pairs the resort with the Ranch Home Collection, a residential community of 134 home sites now under construction; residents gain access to the wellness program spanning preventive medicine, metabolic health and mental wellbeing.
Hotel Indigo Raleigh — Raleigh, North Carolina, fall 2026. The 204-key boutique hotel occupies the city's historic circular tower building, restoring the landmark's drum-shaped exterior while revamping interiors. Food-and-beverage anchors include High Ground, a cocktail lounge and event venue on the 19th floor.
Aiden Denver — Denver, fall 2026. BWH Hotels continues its expansion of the design-driven Aiden boutique brand with a property inspired by the River North Art District. The hotel will display commissioned artwork and operate a rooftop dining concept with skyline views.
Sugar House Hotel, Winooski, Tribute Portfolio — Winooski, Vermont, fall 2026. Marriott International's newest Tribute Portfolio property leans hard on local sourcing and place-based design: a maple creamery station at the front desk and a 20-foot maple tree spiraling through the lobby staircase. The 180-foot wooden pier bridge across wetlands connects guests to a 180-acre nature preserve with fly fishing, birding and fall leaf peeping. F&B includes a rooftop restaurant and bar; pet amenities extend to an on-site dog wash. The property is expected to be the first all-electric, net-zero, LEED Platinum hotel in the Tribute Portfolio.
Signia by Hilton Indianapolis — December 2026. The tallest tower in the city will carry 800 rooms, including 70 suites, and seven chef-driven dining and bar concepts, from a lobby bar and curated market cafe to rooftop dining. Meetings inventory totals 100,000 square feet. The hotel marks the "approachable luxury" brand's first Midwest and Indiana location and the debut of Signia Restore, a fitness-recovery concept offering red light therapy, sensory showers and a cold therapy room.
Sabal House Savannah — Savannah, Georgia, December 2026. The 64-room luxury boutique hotel transforms the historic Presidents' Quarters Inn, adding a new architectural wing in mass timber, cast stone and brick masonry. In early 2027, Indigo Road Hospitality Group's Oak Steakhouse is expected to open at the hotel with a curated wine program. Guest experiences will include spa amenities, picnic baskets and guided cultural tours.
Hyatt Regency San Diego Mission Valley — late 2026. The 260-key hotel adds more than 10,000 square feet of flexible meetings space, a heated outdoor pool and an on-site restaurant, CRU Bistro, in one of San Diego's most connected neighborhoods, per Hyatt.
The slate shows operators concentrating new supply in markets with demonstrated momentum — Indianapolis, Austin, Kauai — while hedging development risk through conversion projects like Raleigh's tower restoration and Savannah's inn transformation, a mix likely to shape 2027 pipeline decisions.
