Polish owner-operator De Silva City has acquired a portfolio of four Accor-branded hotels totalling 752 rooms from French owner-operator Essendi, the largest of three European hotel transactions recorded in the week ending 25 September 2026.

The portfolio is anchored by the five-star, 368-room Sofitel Warsaw Victoria, which occupies a prime central Warsaw position overlooking Saxon Garden and Piłsudski Square. The deal adds three properties in Szczecin: the four-star, 117-room Novotel Szczecin Centrum, the three-star, 161-room Ibis Styles Szczecin Stare Miasto and the two-star, 106-room Ibis Szczecin Centrum. All three sit centrally in the north-western port city of roughly 390,000 residents, located close to the German border and 150 km from Berlin.

The acquisition lifts De Silva's holdings to 24 hotels across Poland, consolidating the group's position in both the capital and secondary regional markets. The purchase spans the full spectrum of Accor's brand hierarchy, from economy Ibis to luxury Sofitel, giving the owner-operator exposure across price points in two distinct demand markets.

Atream enters Spanish coastal market with €2.7 million renovation plan

French asset-management firm Atream, acting through its Atream Hotels REIT, has bought the four-star, 216-room Sun Palace Albir in L'Albir, on the Mediterranean coast between Valencia and Alicante.

The buyer has committed €2.7 million to renovate guest rooms and public areas — a spend of €12,500 per room, a moderate refurbishment budget by European full-service standards. The property's amenities include a restaurant, two bars and a wellness area with indoor and outdoor swimming pools.

French operator Pierre & Vacances will run the hotel under a 15-year operating lease, providing Atream with long-term income certainty on the asset while transferring operational risk to an established operator.

Kronen Collection adds fifth UK regional hotel

British owner-operator The Kronen Collection has acquired the three-star, 73-room Keswick Country House Hotel in the Lake District, north-west England. The property includes a restaurant, bar, three meeting rooms and a separate 38-room staff accommodation building — a significant asset in a regional labour market where worker housing is often a constraint on hotel operations.

Kronen Collection plans an extensive refurbishment and will reposition the property as a four-star hotel, a move that typically commands higher average daily rates in Lake District leisure markets. The deal brings the group's portfolio to five hotels in regional UK.

The three transactions reflect continued investor appetite across European hospitality segments: institutional-scale branded portfolios in Central Europe, single-asset coastal resorts with lease structures in Spain, and repositioning plays in UK regional leisure markets. Further portfolio activity from De Silva City, which has added four properties in a single transaction, appears likely as the Warsaw-based operator scales toward a national platform.
