Asia Pacific Hotel Pipeline Hits Record 2,684 Projects in Q3 2026

APEC's hotel pipeline hit record highs of 2,684 projects and 473,560 rooms in Q3 2026, with India holding 43% of projects and new announcements up 44% YOY, per Lodging Econometrics.

The Asia-Pacific hotel construction pipeline, excluding China, reached record highs of 2,684 projects and 473,560 rooms at the close of Q3 2026 — up 19% by projects and 9% by rooms year over year, according to Lodging Econometrics' latest Hotel Construction Pipeline Trend Report.

The numbers point to a development cycle that keeps accelerating rather than cooling. Every stage of the pipeline grew, and two of the three stages set records.

How the pipeline breaks down

  • Under construction: a record 1,007 projects and 197,715 rooms, up 12% by projects YOY
  • Scheduled to start in the next 12 months: 434 projects and 73,905 rooms, up 16% by projects
  • Early planning: record highs on both measures at 1,243 projects and 201,940 rooms, up 26% by projects

That early-planning figure is the one operators and investors should watch. It's the largest single stage of the pipeline — bigger than everything currently being built — which signals developers are lining up projects well beyond the current cycle.

India is the engine

India continues to dominate the region, posting record highs of 1,165 projects and 153,801 rooms, up 39% by projects and 41% by rooms YOY. That's 43% of all APEC projects and 32% of rooms.

The rest of the top five:

  • Vietnam: 279 projects / 86,192 rooms
  • Japan: 225 projects / 30,708 rooms
  • Indonesia: 197 projects / 33,314 rooms
  • Thailand: 171 projects / 40,963 rooms

Together, the top five countries account for 2,037 projects and 344,978 rooms — 76% of projects and 73% of rooms in the entire regional pipeline. Development in APEC is, in practice, development in a handful of markets.

At the city level, Bangkok leads with 71 projects and 16,750 rooms, followed by Bengaluru (59 projects / 11,879 rooms), Mumbai (53 / 10,832), Jakarta (49 / 10,500) and Jaipur (45 / 7,794). Three of the five busiest city pipelines are Indian.

Upscale chains carry the growth

The upper upscale and upscale segments — the region's top two chain scales by project count — account for 45% of projects and 48% of rooms, a combined 1,208 projects and 226,302 rooms. Upscale set records on both measures at 722 projects and 130,958 rooms; upper upscale set a record in rooms at 486 projects and 95,344.

Luxury also hit record highs at 454 projects and 83,990 rooms, while upper midscale posted a record project count of 442 projects and 78,108 rooms. Growth is broad-based, but the weight sits firmly in the full-service, upper-mid and above bands.

Announcements and conversions surge

New project announcements hit 325 projects and 43,482 rooms in the quarter — a 44% jump by project count over Q3 2025's 226 NPAs. LE attributes the unusually high count largely to India, where a significant share of announcements are smaller projects.

Renovations and brand conversions also reached record highs, totaling 387 projects and 62,965 rooms, up 35% by projects and 19% by rooms YOY. For franchisors and ownership groups, that conversion pipeline represents existing stock changing flags — inventory moving between brands without new ground-up construction.

What does this change for openings?

Supply is arriving, but at a measured pace. Through the first three quarters of 2026, 261 new hotels with 32,299 rooms opened across the region. LE forecasts another 137 hotels and 24,706 rooms by year-end, bringing the 2026 total to 398 new hotels and 57,005 rooms.

Looking further out, LE expects 401 new hotels with 72,178 rooms to open in 2027 — the peak of the current forecast — followed by 382 hotels and 59,819 rooms in 2028. If the record early-planning backlog converts on schedule, those forecasts could shift upward, meaning operators in India, Vietnam and Thailand should plan for sustained new competitive supply well beyond the decade's turn.
