Red Roof opened its first Canadian property at Vancouver Airport and posted 44 percent year-over-year mobile-app revenue growth as President Zack Gharib detailed the chain's technology and prototype refresh at the Ignite 2026 Brand Conference in Hollywood, Florida.

Red Roof opened its first Canadian property, the Red Roof PLUS+ Vancouver Airport, anchoring international expansion as the 53-year-old company convened hundreds of owners, operators, team members and partners for its Ignite 2026 Brand Conference at the Signia by Hilton Diplomat Beach Resort in Hollywood, Florida, October 1-3.
President Zack Gharib framed the three-day gathering as a case study in disciplined growth — part reveal, part operating manual for a midscale system squeezed on four sides at once. "We are here to ignite what's possible when legacy, opportunity, and ambition come together," Gharib said in opening-night remarks. The company is "stoking its performance, its guest experience, [and] its consistency," he added.
What is Red Roof rolling out on the technology side?
The chain is leaning on three vendor relationships to compress costs and lift direct revenue:
- HotelKey — replaced legacy property management software across the system
- FreedomPay — expanded payment processing, with targets of lower per-transaction fees and fewer chargebacks
- Mobile app — relaunched in 2025; generated a 44 percent year-over-year increase in app-driven revenue through the third quarter
- Zeta Global's Athena — AI-powered marketing agent modeling traveler behavior and tightening acquisition spend
Gharib tied all of the spend to a single filter: proven return on investment. "The innovations were tested and chosen for a proven return on investment, and this standard will continue to drive the company going forward," he said.
Why does Canada matter to a midscale pipeline?
The Vancouver Airport hotel marks Red Roof's debut outside the United States and a deliberate test of the Red Roof PLUS+ tier in a foreign market. Gharib told attendees that Canada "represents momentum as we are building our brand … a willingness to invest in new opportunities, and it's also a glimpse of where Red Roof PLUS+ is headed next." He teased additional announcements later in the conference under the banner "A new era of an elevated Red Roof PLUS+ is about to ignite."
The Canadian entry is paired with new-build prototypes Gharib said are designed to reduce construction cost per key and shorten delivery timelines — both critical in a high-rate environment where debt service has eroded developer returns industry-wide.
How is the brand handling cost pressure?
Gharib named four headwinds by name — tight labor markets, rising costs, intense competition and expensive capital — and tied the system's response to operational efficiency and per-unit discipline. Quality and guest satisfaction scores sit "among the strongest in [Red Roof's] recent history," he said, without disclosing specific index values. He credited the franchise model for keeping corporate overhead lean while field teams absorb wage and utility inflation.
Gharib returned repeatedly to culture as the operating backstop. Quoting management theorist Peter Drucker, he said: "Culture eats strategy for breakfast," arguing the standard matters most when "the answer isn't obvious." In his telling, that ethos shapes how general managers respond to cost shocks, regulatory shifts and the irregular booking patterns of the post-pandemic recovery.
What's next for owners?
Gharib positioned the fall 2026 announcements as the first in a series aimed at repositioning Red Roof PLUS+ against RevPAR pressure from select-service competitors and lower-rated independents. He closed by characterizing the chain as "a brand that is moving forward with purpose … a brand-building momentum, and a brand ready to ignite" — signaling that prototype refreshes, additional Canadian markets and the next phase of the mobile-app roadmap are expected before the company's next ownership summit.
