Dreamscape Hospitality Takes Over Green Bay's Legacy Hotel
Dreamscape Hospitality has taken over Green Bay's all-suite Legacy Hotel near Lambeau Field and plans a Marriott soft-brand conversion for the property.

Dreamscape Hospitality, a Dallas-based hotel management company, has assumed management of the all-suite Legacy Hotel in Green Bay, Wisconsin, and plans to convert the boutique property to a Marriott soft brand.
The property sits in Green Bay's Stadium District at 1004 Brett Favre Pass, steps from Lambeau Field. The planned conversion would attach an independent hotel to Marriott's distribution and loyalty infrastructure while retaining its own character — the standard logic of a soft brand (a collection, such as Autograph or Tribute, that carries a major flag without imposing full brand standards).
The hotel's owner framed the management change as a step in the property's evolution. Founder Vicki Fabry said: "Legacy Hotel is a special property in an exceptional location, and we see tremendous opportunity to build on its unique character and strong appeal. Bringing Dreamscape Hospitality on board is an important step in the hotel's continued evolution."
What does the new operator inherit?
A full lifestyle package rather than a plain room count. Legacy Hotel operates four food-and-beverage outlets:
- Heritage Restaurant, the full-service dining room
- Press Coffee
- (un)Common Lobby Bar
- Cardinal's Crest Rooftop Lounge, a rooftop terrace serving cocktails and dining with area views
The amenity set also includes Glow Spa, a full-service spa, and a fitness studio. That mix gives the hotel revenue streams beyond lodging — wellness, events and destination dining — aimed at both overnight guests and the local Green Bay market.
Location does much of the work. The property sits near Lambeau Field, the Green Bay Packers Hall of Fame, Titletown, the Resch Center and Resch Expo. That positions it to capture football traffic, concerts, trade events and leisure demand across the calendar rather than relying on a single season.
Dreamscape's chief executive set out the operating thesis. Adam Patenaude, President and CEO of Dreamscape Hospitality, said: "Legacy Hotel has all the elements of a compelling lifestyle destination, from its proximity to Lambeau Field to its distinctive dining and wellness offerings. Our focus is on building on those strengths, supporting the hotel team and delivering an exceptional experience for guests while positioning the property for future growth."
What happens next?
Under the new management agreement, Dreamscape will focus on delivering a consistent, elevated guest experience across lodging, dining, wellness and events. The company describes its model as centered on operational excellence and maximizing profitability, with an emphasis on enhancing value for hotel owners and maximum investment return — standard third-party-manager language, but a clear signal that the owner expects margin discipline alongside the repositioning.
The Marriott soft-brand transition is the milestone to watch. Conversion timelines and brand-selection details were not disclosed in the announcement, so the practical questions — which collection, what capital expenditure, what timeline — remain open.
For Green Bay, the deal pairs an independent Stadium District hotel with a national reservation system at a moment when demand around Lambeau Field continues to broaden beyond game days.
